Barn Rules


  • No persons are permitted to enter any areas on the Property not specifically authorized by Owner for Renter's use, including, but not limited to, any fields adjacent to the Barn where crops are planted, grown, and harvested. This is a working farm. There may be farm operations conducted during your scheduled Event. Owner will try to avoid and/or minimize its operations during the Event.

  • All Events must be by invitation only. General invitations to the public are prohibited.

  • Smoking is not allowed anywhere on the Property, including in and around the Barn. The Barn was built around 1913 and, as a timber structure, is a fire hazard. Additionally the grounds surrounding the Barn and the crops in the fields adjacent to the Barn can be a fire hazard due to dry conditions.

  • The Renter must provide all decorations for the Event. Due to fire hazard, candles, luminaries, tiki torches, and open flame decorations are prohibited on the Property.

  • Attaching anything to the Barn’s structure, inside or outside, to include walls, floors, ceilings, and posts is prohibited.

  • Maximum seating capacity inside the Barn is approximately one hundred twenty (120) people. Due to weight restrictions, no more than fifty (50) people are allowed in the hay loft of the Barn at any given time.

  • There are no kitchen facilities at the Barn. All food and beverages must be provided by the Renter or through a licensed caterer.

  • The Renter is responsible for their guests. The Renter and guests are to conduct themselves in a responsible manner at all times. Children must be supervised at all times.

  • Music must be kept at a reasonable volume at all times. Reasonable means no complaints from Owner's neighbors.

  • Confetti, rice, silly string, and glitter may be used but must be completely cleaned up with no traces found.

  • All outdoor burning, including campfires, is prohibited.

  • Fireworks and sparklers are prohibited.

  • Pets are prohibited with the exception of service dogs.

  • Vehicles must only be operated on the gravel driveway and other areas specifically designated for parking. The Owner is not responsible for any damage to parked vehicles.

  • Holmes creek runs to the west of the Barn. The water level can be anywhere from one (1) foot deep to twenty (20) feet deep after large rains. The water flow can be from a trickle to extremely fast and dangerous. The banks along the creek can be very unstable and dangerous. There are no posted signs, no fences, and no safety barriers along the creek. Therefore, keep all persons a safe distance from the creek and creek banks.

  • The Renter agrees to leave the Barn and the Property in the exact condition in which it was found, subject only to reasonable wear and tear. The Renter agrees to be responsible for cleaning the Barn and the adjacent grounds after the Event. All garbage must be bagged and removed from the Property. Trash cans and liners are provided by the Owner. All tables and chairs need to be cleaned, folded, and placed against the south wall of the west side of the Barn. Concrete floors must be swept. Hay loft, if used, must be swept. Rental equipment, if used, must be cleaned.

  • The Owner is not responsible for lost or stolen personal property prior to, during, or after the Event. All personal property must be removed by the Renter upon termination of the Event. The Owner is not responsible for abandoned property.

  • No performance, exhibition, or entertainment shall be given or held at the Property that is illegal, indecent, obscene, or immoral. Should any such performance or exhibition, or any part thereof, be deemed by the Owner to be indecent, lewd, immoral, or in any manner publicly offensive, the Owner may cancel said performance or exhibition, or any part thereof, and all monies paid by the Renter shall be retained by Owner.

  • The Owner reserves the right to post additional rules in the Barn and on the Property from time to time in its sole discretion and the Renter hereby agrees to comply with any such posted rules.
